We are so fortunate to have a very active Board of Realtors and MLS system. With that said our board provides us a month activity report that allows us to review both current and historical data. The "Park City Multiple Listing Service Monthly Activity Report" through October 2023 provides valuable insights into the current state of the real estate market in Park City, particularly concerning the trends in home prices.
Firstly, the report indicates a significant increase in new listings, with the number rising to over 300 per month since May 2023, following a period where it hovered around 200 per month. This surge in new listings, however, has not translated into a proportionate increase in sales. The sales pace in 2023 closely resembled that of the pre-Covid year 2019, with only a 27% decrease compared to the peak sales of 2021. Despite this, the total number of closed sales in 2023 remained lower than in previous years, reflecting a more subdued market activity.
Secondly, there has been a notable increase in active inventory. The number of active home listings reached a three-year high of 1736 in August 2023, reflecting a substantial increase from the previous year. This rise in inventory suggests that there is a larger pool of properties available for sale, which could potentially impact home prices.
Lastly, the report comments on the broader trends impacting the real estate market. It notes that pending home sales have been historically low due to high mortgage rates, which, combined with tight inventory, have kept home prices elevated. While there has been a slight uptick in new home sales, the market remains challenging, with high mortgage rates and a shortage of previously owned homes influencing buyer behavior and market dynamics.
In summary, while there has been an increase in inventory and a stabilization in sales activity, it does not specifically mean that home prices in Park City are coming down. However, the increased inventory and challenging market conditions suggest that there could be a potential for downward pressure on prices in the coming months.
